How It Works
ACCT offers downpayment grants to homebuyers through the Homeland Program and, sometimes, the Vermont Affordable Housing Tax Credit. Purchasers can receive up to 20 percent of the purchase price of a home in return for sharing appreciation with future buyers through a housing subsidy covenant or ground lease signed with the Trust. (In 2022, to reflect pandemic market conditions, grants above 20% may be awarded in some circumstances.) In addition to down-payment grants, ACCT also facilitates resales of affordable homes currently in the program. The median resale net purchase price is around $150,000.
Currently ACCT is looking to add homes in the following towns to its portfolio: Vergennes, Bristol, Middlebury, New Haven, Waltham, Addison, Monkton and Ferrisburg. Homes in other towns will be considered for the program on a case by case basis.
